NAI Hunneman Commercial, a leading provider of commercial real estate services to corporations, institutions and the private market, recently brokered the sale of an apartment building at 109 Webster Ave. for $2.15 million. Carl Christie, executive vice president-principle, and Dan McGee, financial analyst, both of NAI Hunneman Commercial, represented the seller, Webster Domestic Investments, and procured the buyer, Hampshire LLC. The facility at 109 Webster Ave. is a 3-story, brick corner apartment building. The site includes a 10-unit apartment building and a single-family house.
Holliston
R.W. Holmes Realty Co. recently sold the 34,000-square-foot former Amprint building at 123 Washington St. on Route 16 for $1.36 million. Amprint operated out of the warehouse/distribution building until the company was acquired by Allied Printing and moved to Marlborough. Comptel Services will be using the building for warehouse and distribution space, along with leasing the additional space to Holliston Glass and RPJ Assoc. Jeremy Fried of Boston Realty Advisors represented the buyer, while John Eysenbach of R.W. Holmes Realty Co. represented the seller.

Fall River
Strictly By-The Book has leased 52,490 square feet at 1145 Airport Road. The lease is in addition to the 255,000 square feet the company occupied in Fall River in 2006, when it purchased property from Quaker Fabrics. Strictly By-The Book has been a national leader in the bargain and remainder book industry since 1996, offering high-quality titles in every category and genre, with a focus on children's books. Gian Starita of Lincoln Property Co. represented the tenant in the transaction, as well as the 2006 purchase of 763 Quequechan St. in Fall River. The company will be relocating existing operations from Bridgewater to the new location. The landlord, Clocktower Enterprises, was represented by Bernard Giroux of Giroux & Co.
Newton
Representing landlord J.F. White Properties, Meredith & Grew has negotiated two leases totaling 9,600 square feet at One Gateway Center. M.J. Flaherty Co. executed a 6,600-square-foot lease and was represented by Vice President Shawn McDonough of CresaPartners, working with Meredith & Grew Executive Vice President James L. Elcock and Senior Vice President John A. Carroll III. Elcock, Carroll and Assistant Vice President Joseph J. Crowley worked with Trine Pharmaceuticals to renew the 3,000-square-foot lease for its headquarters. Built in 1970 and extensively renovated in the last few years, One Gateway Center is a 9-story, 175,000-square-foot Class A office building located at 300 Washington St. Amenities include on-site management, banking, numerous restaurants and other conveniences nearby.
Wellesley
An orthopedic surgical practice has leased 6,682 square feet at 54 Washington St., a newly renovated first-class medical office building in the town's business district. The practice has expanded its office to include the new facility. Representing Newton Wellesley Orthopedic Assoc. in lease negotiations was Richard McKinnon, director of brokerage services for The Grossman Cos., of Quincy. Representing the landlord was Mike Wilcox of The Bulfinch Cos. of Needham, which recently acquired and renovated the building.
